NON-NEGOTIABLE - Candidate must have Hotel BIM project experience to be considered
Our client is an internationally recognised interior design practice delivering exceptional luxury hospitality projects across the Middle East and internationally. They are seeking a capable BIM Manager / BIM Coordinator to support the delivery of high-end hotel and resort projects from design development through to site coordination and completion.
This is a key technical role within the Dubai studio, suited to a BIM professional who understands the specific coordination, documentation and delivery demands of luxury hotel interiors.
Key Responsibilities
BIM Standards and ISO 19650 Compliance
- Develop, maintain and continuously improve the company BIM Standards Manual, project templates and BIM protocols in accordance with ISO 19650 Parts 1, 2, 3 and 5, together with relevant local-authority requirements.
- Prepare, manage and monitor project-specific BIM Execution Plans (BEPs), Master Information Delivery Plans (MIDPs) and Task Information Delivery Plans (TIDPs).
- Review and respond to client Exchange Information Requirements (EIRs), while helping to define Project Information Requirements (PIRs) and Asset Information Requirements (AIRs).
- Set up and administer the Common Data Environment (CDE), including folder structures, document and model naming conventions, status codes, revision control, approval workflows and issue-management processes.
- Define and manage the required level of information need across each design and delivery stage, covering geometry, information and documentation.
Training and BIM Protocol Enforcement
- Train interior designers, architects and wider project teams on BIM protocols, software workflows, naming conventions and effective CDE use.
- Deliver BIM onboarding sessions for new employees, alongside refresher training and workshops as standards, systems or tools evolve.
- Audit live project models on a regular basis, identify non-compliance or coordination issues, log findings and ensure actions are followed through to resolution.
- Act as the first point of contact for BIM-related questions across internal design teams.
- Promote a consistent BIM culture throughout the business and identify opportunities to improve workflows, standards and digital-delivery processes.
Model Coordination
- Federate architectural, interior, structural and MEP models, carrying out clash detection and leading the coordination and resolution process.
- Chair BIM coordination meetings with internal teams, external consultants and contractors, issuing clear clash reports, meeting notes and action logs.
- Coordinate interior-specific design elements, including ceilings, bespoke joinery, FF&E, lighting, finishes and MEP interfaces.
- Support the coordinated delivery of guestrooms, suites, lobbies, public areas, F&B spaces and back-of-house areas.
- Ensure interior models and technical information align with hotel operator brand standards, design guidelines and project-specific requirements.
Content and Library Management
- Build, develop and maintain the company Revit family library, including FF&E, joinery, sanitaryware, lighting, finishes and other hospitality-interior components.
- Ensure Revit families contain accurate and usable parameters to support schedules, specifications, quantity information and FF&E procurement requirements.
- Develop and manage project templates, view templates, title blocks, annotation standards and other shared BIM content.
- Help create a consistent, efficient and scalable approach to BIM content across the business.
Quality Control and Deliverables
- Review models and drawing outputs against BEP requirements before each information exchange or formal submission.
- Produce and verify schedules, quantity take-offs and FF&E information extracted from BIM models.
- Support the production of coordinated tender and construction drawing packages.
- Manage COBie and asset-information handovers where required by the client, operator or project brief.
- Report BIM progress, risks, coordination issues and compliance status to the BIM Manager, Design Director and wider project leadership team.
Candidate Profile
You will be a technically capable BIM professional with proven experience coordinating complex hospitality and interior design projects. You will be equally comfortable working with design teams, external consultants, contractors and senior stakeholders, and will have the confidence to enforce BIM standards constructively and professionally.
A strong appreciation of design intent is essential. This role is not solely focused on technical model management; the successful candidate will understand the importance of finishes, lighting, bespoke joinery, FF&E and the detailed coordination required to deliver high-quality hotel interiors.
Qualifications and Experience
- Bachelor's degree in Architecture, Interior Design, Architectural Engineering or a related discipline.
- Minimum of five years' experience in BIM coordination.
- At least three years' BIM experience within hospitality and/or interiors projects, including hotels, resorts, branded residences, F&B, retail or comparable high-end fit-out environments.
- Proven experience delivering projects in accordance with ISO 19650, or its predecessor standards including BS 1192 and PAS 1192.
- Practical experience preparing and managing BEPs, MIDPs, TIDPs and Common Data Environments.
- Demonstrable experience training teams, implementing BIM procedures and rolling out standards across multiple live projects or an entire design office.
- Experience coordinating with hotel operators, operator brand-standard teams, MEP consultants, specialist consultants and fit-out contractors.
- A portfolio demonstrating BIM coordination work on hospitality or interior design projects.
